These terms of use (together with the documents referred to in them) tell you the terms of use on which you may use or access www.myaccommodation.online , a subdomain or any such related websites for such website (our “Site“) whether as a guest user.

Please read and accept these terms of use carefully before using our Site, as these will apply to your use of our Site.

We recommend that you print a copy of the Terms for future reference. By using our Site, you confirm that you accept the Terms and that you agree to comply with them. If you do not agree to these terms of use, you must not use our Site.

These terms of use refer to the following additional terms, which also apply to your use of our Site:

 

• Our Privacy Policy, which sets out the terms on which we process any personal data we collect from you, or that you provide to us.

• Our Acceptable Use Policy, which sets out the permitted uses and prohibited uses of our Sites. When using our Site, you must comply with this Acceptable Use Policy.

• Our Cookie Policy, which sets out information about the cookies on our Sites.

Our Site is operated by Allied Student Accommodation Limited  (“We” or “Myaccomodation.online“). We are based in the United Kingdom and supported by a number around the world.

 

3.Accessing our Sites

 

Our Site are made available free of charge

We do not guarantee that our Site, or any content on them, will always be available or be uninterrupted. Access to our Site is permitted on a temporary basis. We may suspend, withdraw, discontinue or change all or any part of our Site without notice. We will not be liable to you if for any reason our Site is unavailable at any time or for any period.

You are responsible for making all arrangements necessary for you to have access to our Site.

You are also responsible for ensuring that any persons with access to our Site through your internet connection are aware of these terms of use and the other applicable terms and conditions listed above, and that they comply with them. 

 

4. Agreements between Users of Our Site

 

We provide our services to you in one of two ways, depending on the property that customer with to book.

Arranged Bookings: These are where we act as an intermediary between you and the Property Owner (means the owner of the property to which you are trying to place a booking for). We will contact the Property Owner to arrange the Booking.  We supply our services to you on the basis of these Terms and Conditions.

Direct Bookings: For some Properties, we are able to confirm your Booking immediately.  For these Properties, we will take payment from you of the Direct Deposit and advance rental payments together with the Agency Fee as part of the Booking Process.  Where Provider Terms can be accepted by you electronically, you will be required to do this where indicated as part of the Booking Process.

You may use the Site as a guest user. Once you have discovered a property that best suits your needs, you can make an enquiry and complete the booking request form. The booking request form includes your name, email address, phone number and information concerning the length of stay. No payment details are required at this stage and there is no commitment to rent a room. Your allocated booking consultant will then contact you to confirm and discuss the accommodation type that you require. Contact may be made via messaging systems including Whatsapp, Wechat, QQ, etc.

We do not own or manage, nor do we contract for, any rental property listed on our Site.

 

5.Prices

 

All rates are per Apartment. “Apartment” means the accommodation being booked and which is the subject of this Agreement and which can be a studio with its own kitchen and living area, or a room within a larger ‘cluster’ flat and have a shared kitchen and living area;

All prices are in British Pounds Sterling (£).

All prices on the website are live prices and the prices you see are the prices you will pay. We display the prices that property owners provide to us from time to time.

The prices of properties displayed on the Site are liable to change at any time.

All UK Apartment prices are inclusive of VAT at the current applicable rate and service. The Lead Guest for each booking must be aged over 18 and there must be at least one person aged 18 or over staying at the Apartment for each booking.

We are not responsible or liable for the accuracy of the prices displayed, to the maximum extent permitted by applicable law.

On arrival you must bring the card You made the reservation with and a form of photographic identification, which may be scanned by the Management.

 

6.Payments

 

Payment can be made by credit or debit card. Cash and Cheques will not be accepted and will be turned away if presented at site.

Our Site may using payment providers such as Stripe, Alipay, WeChat etc. You can find out more about Stripe here. You can find out more about Alipay here. Any deposit paid our Site is held by our payment provider.

 

 7.Сancellations

 

You must send Your cancellation by e-mail to [email protected]. If you do not receive confirmation, then your cancellation may not have been received.

 

Cancellation Policy

You can cancel your booking by sending an email directly to the accommodation team within 14 days of signing your tenancy agreement. Should you decide to cancel your reservation within these 14 days you will receive a full refund of the deposit amount paid.

If you decide to cancel your reservation after the 14-day cooling-off period and should any of the following events occur; the below process will come into effect.

  • Your UK Visa application has been denied
  • You have failed to obtain the required qualifications to get into your first University ofchoice
  • You have failed to pass the relevant English Language course required for University
  • Deferment of your University place If you secure your accommodation and then if for any of the reasons stated above are no longer able to attend your chosen higher education, official written evidence from the relevant University and/or UCAS and/or VISA authorities/embassy must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision.If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.

Any decision made to release you outside of these criteria is solely at the discretion of the management.

 

8.Сhanges

 

If Student/Customer wishes to change booking  (e.g. change the dates of stay or the accommodation requested), all amendment requests must be made to [email protected] and be received by 12:00 pm (midday) UK time at least five (5) days prior to arrival date.

 

9. Children

 

Guests under the age of 18 years must be supervised by at least one adult per Apartment. The Lead Guest will be responsible for the conduct of the remaining guests and will be required to provide a Security Deposit for the group.

We do not charge for Children under the age of 2 and they do not count as occupants.

We do not provide children’s equipment such as cots or high chairs. If such equipment is required, the Guest must bring their own.

While in the Apartment children under the age of 14 must be supervised by an adult at all times.

 

10. Intellectual property rights

 

We are the owner or the licensee of all intellectual property rights in our Site, and in the material published on it. Those works are protected by copyright laws and treaties (and/or similar intellectual property laws, as relevant) around the world. All such rights are reserved.

You may print off one copy, and may download extracts, of any page(s) from our Site solely for your personal use.

You must not modify the paper or digital copies of any materials you have printed off or downloaded in any way, and you must not use any illustrations, photographs, video or audio sequences or any graphics separately from any accompanying text.

Our status (and that of any identified contributors) as the authors of content on our Site must always be acknowledged.

You must not use any part of the content on our Site for commercial purposes without obtaining a licence to do so from us.

If you print off, copy or download any part of our Site in breach of these terms of use, your right to use our Site will cease immediately and you must, at our option, return or destroy any copies of the materials you have made.

 

11. Limitation of our Liability

 

Nothing in these terms of use excludes or limits our liability for death or personal injury arising from our negligence, or our fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited by applicable law as set out in clause 15.

To the maximum extent permitted by applicable law, we exclude all conditions, warranties, representations or other terms which may apply to our Site or any content on it, whether express or implied.

We will not be liable to any user for any loss or damage, whether in contract, tort (including negligence), breach of statutory duty, or otherwise, even if foreseeable, arising under or in connection with:

 

  • • use of, or inability to use, our Site;
  • • the accuracy of any property listings; and/or
  • • use of or reliance on any content displayed on our Site.

 

If you are a consumer user, please note that we only provide our Site for domestic and private use. You agree not to use our Site for any commercial or business purposes, and we have no liability to you for any loss of profit, loss of business, business interruption, and/ or loss of business opportunity.

To the maximum extent permitted by applicable law, we will not be liable for any loss or damage caused by a virus, distributed denial-of-service attack, or other technologically harmful material that may infect your computer equipment, computer programs, data or other proprietary material due to your use of our Site or to your downloading of any content on it, or on any website linked to it.

We assume no responsibility for the content of websites linked on our Site. Such links should not be interpreted as endorsement by us of those linked websites. We will not be liable for any loss or damage that may arise from your use of them.

We will not be liable for any act, error, omission, representations, warranties, breach or negligence by or of any third party, including a property owner or a Student.

 

12.Viruses

 

We do not guarantee that our Site will be secure or free from bugs or viruses. You are responsible for configuring your information technology, computer programmes and platform in order to access our Sites. Also, you should use your own virus protection software.

You must not misuse our Site by knowingly introducing viruses, trojans, worms, logic bombs or other material which is malicious or technologically harmful. Also, you must not attempt to gain unauthorised access to our Site, the server on which our Site is stored or any server, computer or database connected to our Site. You must not attack our Site via a denial-of-service attack or a distributed denial-of service attack. By breaching this provision, you could commit a criminal offence under applicable cyberlaw. We will report any such breach to the relevant law enforcement authorities and we will co-operate with those authorities by disclosing your identity to them. In the event of such a breach, your right to use our Site will cease immediately.

 

13. Linking to our Site

 

You may link to pages of our  Site, provided you do so in a way that is fair and legal and does not damage our reputation or take advantage of it.

Mention, you must not establish a link in such a way as to suggest any form of association, approval or endorsement on our part where none exists.

You must not establish a link to our Site in any website that is not owned by you.

Our Site must not be framed on any other site, nor may you create a link to any part of our Sites other than the home pages.

We reserve the right to withdraw linking permission without notice.

The website in which you are linking must comply in all respects with the content standards set out in our Acceptable Use Policy.

Where our Site contains links to other sites and resources provided by third parties, these links are provided for your information only.

However, we ask you to check this page from time to time to take notice of any changes we made, as you will be subject to the terms and conditions in force at the time that you use our Site. If you do not agree with the changes, you must stop using the Sites.

 

16. Applicable Law

 

If you are a consumer, please note that these terms of use, their subject matter and their formation, are governed by English law and you and we both agree that the courts of England and Wales will have non-exclusive jurisdiction, however nothing in this clause 17 shall prevent you from being able to bring a claim in the courts of your country of residence under the applicable laws of your country of residence in situations where your right to do so is mandatory under applicable local law.

If you are a business, these terms of use, their subject matter and their formation (and any non-contractual disputes or claims) are governed by English law. We both agree to the non-exclusive jurisdiction of the courts of England and Wales.
