2026/27 New customer cashback terms and conditions. The Pavilion

1. PROMOTION

The £400 Cashback Promotion is offered by Allied Student Accommodation Ltd (“Allied Students”) for eligible new bookings at The Pavilion, Birmingham, for the 2026/27 Academic Year.

2. PROMOTION PERIOD

The promotion is available for qualifying bookings made between 13 July 2026 and 26 July 2026 inclusive.

All bookings must be completed and the tenancy agreement signed before midnight (BST) on 26 July 2026.

3. ELIGIBLE ROOMS

This promotion applies exclusively to selected Studio rooms located on the 4th Floor of The Pavilion, Birmingham.

The promotion is limited to the first fifteen (15) qualifying bookings only and is subject to availability.

Once all qualifying rooms have been reserved, the promotion will automatically end, regardless of the advertised closing date.

4. ELIGIBILITY

To qualify for the cashback, a student must:

• Make a new booking for Academic Year 2026/27;
• Book an eligible 4th Floor Studio;
• Sign and return the tenancy agreement within the required timeframe;
• Complete all booking requirements;
• Successfully check into the property;
• Maintain the tenancy in accordance with the tenancy agreement.

5. QUALIFYING TENANCIES

The promotion applies only to:

• New customers;
• Have booked and checked in for a rolling academic year tenancy.;
• Academic Year 2026/27 bookings.

The promotion does not apply to:

• Existing residents renewing their tenancy;
• Tenancy takeovers;
• Contract assignments;
• Room transfers;
• Short-term stays;
• Summer bookings;
• Replacement tenants.

6. CASHBACK VALUE

Single Occupancy Studio

Eligible students will receive £400 cashback.

Dual Occupancy Studio

Where a dual occupancy booking is made, the cashback will be divided equally between both named tenants.

Each tenant will therefore receive £200 cashback.

No additional cashback will be paid for dual occupancy bookings.

7. PAYMENT OF CASHBACK

Cashback will only be paid after:

• The student has checked into the property;
• The tenancy remains active;
• All rent instalments due up to the payment date have been paid in full;
• There are no outstanding balances, charges or breaches of the tenancy agreement.

Cashback payments will normally be processed by 28 February 2027.

Cashback will normally be credited against a future rent instalment due under the tenancy agreement. Allied Students reserves the right to apply the cashback as a rent credit, rent rebate, bank transfer or any other payment method deemed appropriate. The method and timing of payment shall be determined solely by Allied Students.

8. RENT ARREARS AND BREACHES

Students will not be eligible for cashback if they:

• Have outstanding rent arrears;
• Fail to comply with the tenancy agreement;
• Are subject to disciplinary action resulting in termination of the tenancy;
• Abandon the property;
• Provide false or misleading information during the booking process.

9. CANCELLATIONS AND EARLY TERMINATION

Cashback eligibility will be withdrawn if:

• The booking is cancelled;
• The student does not check in;
• The tenancy is terminated early;
• The student is released from the tenancy agreement before the cashback payment date.

10. COMBINATION WITH OTHER OFFERS

This promotion may be used in conjunction with an approved Refer a Friend scheme where applicable.

The promotion may not be combined with:

• Any other cashback promotion;
• Corporate discounts;
• Staff discounts;
• Special pricing agreements;
• Any other incentive unless expressly approved in writing by Allied Students.

11. AVAILABILITY

The promotion is subject to room availability and may be withdrawn, amended, suspended or replaced at any time without prior notice.

12. FRAUD AND MISUSE

Allied Students reserves the right to withhold or cancel cashback where there is reasonable suspicion of:

• Fraud;
• Misrepresentation;
• Duplicate bookings;
• Abuse of promotional offers;
• Any attempt to circumvent these Terms and Conditions.

13. GENERAL

The cashback is non-transferable, non-exchangeable and has no cash alternative.

The promotion applies only to the named tenant(s) on the tenancy agreement.

The decision of Allied Student Accommodation Ltd regarding eligibility, qualification and payment shall be final.
